Purchasing Los Angeles Commercial Real Estate Property for Passive Investors Through Syndication

 

Being part of the Sperry Van Ness family, we have the ability to offer syndication services for investors who would like to purchase commercial real estate but may lack the capital to acquire higher quality or trophy assets.  Syndication offers all of the benefits of real estate ownership such as appreciation, tax incentives, etc, without the hassle of the day to day management.

We source, negotiate and secure attractive and profitable commercial investment properties such as apartments, retail, office and industrial opportunities.  We establish a fund to purchase different types of commercial real estate and each fund invests differently to cater to the unique risk and reward levels of every type of investor.  In order to participate in one of these funds there is a minimum investment of $50,000.  We handle the acquisition, return calculations, asset management and exit strategies.

Historically, commercial real estate has outperformed other asset categories such as bonds, stocks and residential property.  Our investment group buys properties which offer desirable and strong credit tenants and A locations, where the lack of available land prevents competing properties from being developed as well as properties with significant upside potential.  Investing in commercial real estate can be complex, however with this program we make it simple and easy for passive investors to get involved.

Once acquired, the SVN Asset Management team will provide the effective oversight required to maximize the full potential of the property prior to its disposition.  Depending on the location, asset class, value-add strategy and holding period, the typical investment will generate returns more appealing than that of other asset categories.
